Check the Basement Before Buying a Home

Buying a home can be an overwhelming process, especially with Colorado growing as much as it has. To move forward as quickly as possible, people often overlook potential hazards in the basement or crawl space. Don’t ever settle on a home, remember that it is one of the biggest investments you will ever make.

Here are a few things you should take into consideration when buying a home:

Odor

If you notice that the basement has an odor that can be described as damp, musty, or moldy-- be cautious about buying. That musty odor is often caused by water issues allowing mold and mildew to grow in the basement.

Wall Cracks

At best, they're structurally innocuous and may be a source of a water leak, but at worst they can threaten the safety of the foundation and the home itself. Wall cracks can be horizontal, vertical, or even in a stair step pattern on block walls.

Keep an eye out for gaps between the baseboard and floor, cracks around the door and window frames, doors that are difficult to close, or a noticeable slant to the floor.

Signs of DIY Fixes

If you notice cracks in the walls or foundation that have been patched up with caulk or new concrete, proceed with caution. It is possible that the previous homeowner noticed shifting in the foundation but tried to cover up the symptoms of the problem instead of finding a permanent solution.

Cold Floors

Very cold floors in the room above the crawl space can be a sign of poor insulation. When the crawl space of the home is not encapsulated, any groundwater, cold air, or even unwanted critters from the soil could enter the space under the home.
