A 7-Year Flooded Crawl Space Problem in Fort Collins, CO Finally Solved for Good

For the past 7 years, Travis and Jennifer W. have been dealing with a flooded crawl space in their Fort Collins home whenever it downpours. Glen Haven, CO Cabin's Crawl Space Gets Encapsulation

Stevan emailed Complete Basement Systems with this concern, "We are under contract on a log cabin in Glen Haven, CO. The crawl space seems to have some issues that the home inspector took note of. Red Feather Lakes Fireplace is Settling

This customer has a home built by his grandfather and father in the mountains near Red Feather Lakes. There is a large fireplace in the middle of the home that was not installed properly. The foundation of the chimney is chunks of CMU with concrete poured over it. The chimney is settling and pulling down the floor. Steel angle needs to be installed around the fireplace to support the addition of helical piers to stabilize and prevent further settlement.

Wellington, CO Sinking Back Porch Gets a Lift

Complete Basement Systems received an email from a concerned homeowner in Wellington, CO the email read, "I would like to get an estimate - I have a 10 x 12 foot concrete deck/slab that is cracked completely down the middle which has caused the concrete slab/deck to pull away from the house (back deck). It has sunk at least 3-8 inches in the middle of concrete slab/deck."

First, I have been very disappointed with trying to work with the installation crew. I could not understand them on the phone due to accent and poor English. (There was a bad connection when they were on site but in the one call when they called me from somewhere else, I could still not properly converse with them. I was never comfortable that they understood my question and their responses were not indicative of such understanding. Also, I received a report from them contrary to the planned work. I was told we could not work to move our wall back but had to leave it. The worker was not able to describe why this was the case. Once I finally received a response from Rick via text, he claimed we could move the wall and that I should talk to the crew to learn how. But the crew guy could not be understood and his description of what to do seemed to say that he did not think we should work to move the wall back. (Note, crew guy was nice and was trying, but there was a gap in his knowledge, Rick’s communications, and the guy’s ability to speak.) Second, I have tried and tried to get info from you about how to operate the wrench and how frequently to turn it. I was told to talk to the installation guy, but I cannot understand him. So I called the office and was given the name of the inspecting engineer. I have called him twice and not heard back. So I have been given no instruction on anything expect what Rick told us when he did the first visit to our house. I was told I would be sent instruction materials but I was not. Third, I have asked to talk to the engineer about his inspection, as it is inconsistent with the work that was done. That is, the sheet he stamped said the bolts would be screwed into rock and glued. But we learned that the installation guys decided to use a plate on the outside in the dirt. No one told us of this change; we discovered it on our own. The engineer stamped the page stating that the bolt would go into the rock. The stamped seems to indicate it was done and done properly. However, it was not done at all. This concerns me about the whole inspection. I have called the engineer twice to talk but not received a call back. (This is over about a 10 day period.) Fourth, one of the bolts in so deep into the studs that the wrench can barely be turned. I have to get an extension but don’t know if this is okay or not. Lastly, everyone with whom I have spoke in the office has been very nice and worked hard to help me. Everyone outside of the office with whom I have spoke has been very nice too and worked hard to help me. There has just been a breakdown in how everyone has worked together and communicated together and with me to answer my concerns and to get info to me. Thank you!

I am just getting back to work after a long illness and cannot afford to do the next phase yet, but as soon as I can, I will call as I really want to do the silver glow wall insulation in crawl space and rim joist, the drain mat, and crawl space floor insulation with the 20 mm vinal waterproofing mat.
